Harriott launches new acreage release following strong sales

Our new premium acreage lots at Harriott at Armstrong Creek have hit the market following strong sales in our most recent stage.

Five of seven lots in Stage 13, adjacent to the 500-hectare Sparrovale Wetlands, have been released for sale ranging from 3349sqm to 4401sqm.

The lots are currently under construction with a ready-to-build date scheduled for early next year.

The Stage 13 release follows $6.842 million in sales for the previous Stage 12 acreage release, where prices ranged from $805,000 to $1.2 million and the majority of buyers were upgraders.

The new acreage release comes off the back of strong sales for Harriott’s traditional lots with more than half of Stage 12 sold with lots ranging from 298sqm to 517sqm and prices between $347,000 and $491,000.

Our Harriott at Armstrong Creek community was launched in 2020, with more than 70 per cent of the 575 lots already sold and construction underway across four stages.

Jinding Head of Development - Communities Chris Ravat, says he expects strong interest from a broad range of purchasers in the new acreage release given the premium nature of the sites with never-to-be-repeated views of the spectacular Sparrovale Wetlands.

He says strong Stage 12 sales demonstrated the significant demand for acreage lots in the region.

“Blocks of this size just aren’t available anywhere else in the region, especially when you take into account the ideal position with access to the integrated walking trails, viewing platforms and picnic facilities at Lake Connewaree,” Mr Ravat says.

“The lots will appeal to buyers who want an expansive home and property at the gateway to the Surf Coast while still being within easy reach of modern amenities.”

Mr Ravat says the recently completed Central Park ‘green spine’ at the heart of Harriott is another key attraction for buyers.

“The park features a 670-metre fitness circuit, secluded spaces for yoga and meditation and a stunning art installation inspired by the Curlew Sandpiper bird, which frequents the wetlands,” he says.

The available lots in Stage 13 have a building envelope ranging between 583sqm and 876sqm and are between eight and 11 times the size of the average block sold in the Geelong corridor during the first quarter of this year, according to data from RPM Group.

The first residents started moving into the community last year, following settlement of the first three stages of land.
